De plus, cela entra\u00eenerait de tr\u00e8s lourdes charges pour les propri\u00e9taires terriens. Ces derniers devront s&#8217;acquitter de taxes inconnues pour le moment d\u00e9passant l&#8217;entendement .<\/p>\n<h2>La liste des risques pour l&#8217;acquisition des terrains de l&#8217;ancien a\u00e9roport:<\/h2>\n<ol>\n<li><strong>La retenue des terres<\/strong> : L&#8217;\u00e9tat ( repr\u00e9sentant l&#8217;IDF ) risque de retenir entre 50% et 60% des terres . Ce qui voudrait dire qu&#8217;un propri\u00e9taire de 200 m2 se retrouvera avec seulement 100m2 voir moins .<\/li>\n<li><strong>Les taxes de transformation<\/strong> ( <a href=\"https:\/\/www.ashdodcafe.com\/2016\/05\/19\/la-taxe-immobiliere-damelioration-ou-etel-hashbaha\/\" target=\"_blank\" rel=\"noopener\">ETHEL AHSBAHA<\/a> ) : Elles se calculent sur la diff\u00e9rence des prix actuels du terrain d&#8217;apr\u00e8s son statut ( pour le moment agricole ) \u00e0 son statut futur, constructible.<\/li>\n<li><strong>Le Pitouah<\/strong> ( d\u00e9veloppement urbain ) : Pour le moment cette somme reste compl\u00e8tement inconnue et pourrait atteindre plusieurs centaine de millions de shekels .<\/li>\n<li><strong>Le prix de la construction<\/strong> : A ce jour, la mairie n&#8217;a pas encore lanc\u00e9 d&#8217;appel d&#8217;offre pour la construction. En outre, nous ne connaissons donc pas le prix de la construction au m2 , qui pourrait quant \u00e0 lui, atteindre les 11.000 Nis \/ m2 :<\/li>\n<\/ol>\n<p>La valeur actuelle aupr\u00e8s du comit\u00e9 des experts foncier isra\u00e9lien est de : 2500 Nis \/ m2. Par ailleurs, la valeur une fois constructible serait de 19.000 Nis \/ m2 .<\/p>\n<p>Le calcul serait donc 19.000 &#8211; 2500 = 16500 Nis \/m2<\/p>\n<p>16500 * 200 = 3.300.000 nis . La taxe serait de 50% de cette somme soit : 1.650.000 Nis<\/p>\n<p>Le propri\u00e9taire devra rapidement s&#8217;acquitter de cette taxe afin de revendre ou de construire son appartement .<\/p>\n<h2>Qui pourrait supporter les prix sur Sde Dov?<\/h2>\n<p>Pour une personne qui poss\u00e8de un terrain de 200 m2 , et dans l&#8217;espoir qu&#8217;il lui reste 100m2 net de terrain ce qui lui donnerait une unit\u00e9 de construction pour un logement le calcul serait ainsi :<\/p>\n<p>Pour le propri\u00e9taire d&#8217;une unit\u00e9 de terrain de 200 m2<\/p>\n<p style=\"padding-left: 40px;\"><strong>Prix de la parcelle<\/strong> : 850.000 Nis<br \/>\n<strong>Prix des taxes<\/strong> : 1.650.000<br \/>\n<strong>Urbanisation<\/strong> : Inconnu<br \/>\n<strong>Taxe de construction<\/strong> : Inconnu<br \/>\n<strong>Construction<\/strong> : 1.100.000<\/p>\n<p><strong>Au Total<\/strong> : 3.600.000 Nis ( avant d&#8217;autres taxes encore inconnues pour le moment )<\/p>\n<p>Donc, le prix pourrait d\u00e9passer les 4 Millions de shekels pour 1 appartement de 100 m2 , Ce prix est calcul\u00e9 \u00e0 la baisse \u00e9tant donn\u00e9 que la mairie ne communiquera le prix des taxes qu&#8217;une fois le changement de statut effectu\u00e9 .<\/p>\n<p><strong>En conclusion , nous conseillons pour le moment de se d\u00e9tourner de cette affaire.<\/strong> Ainsi, \u00e9viter de donner notre argent aux mairies et autres organismes sans retour sur investissement de notre c\u00f4t\u00e9.<\/p>\n<p>Nous ajoutons \u00e0 cela , que ce projet reste encore tout \u00e0 fait sp\u00e9culatif et que nous ne sommes pas en mesure de garantir sa r\u00e9alisation ni la mairie ni l&#8217;\u00e9tat .<\/p>\n<p>Il est pr\u00e9f\u00e9rable d&#8217;investir aujourd&#8217;hui sur des terrains &#8220;constructibles &#8221; avec permis , dans des zones en d\u00e9veloppement ou le prix des terrains grimpe de mani\u00e8re importante ces 5 derni\u00e8res ann\u00e9es .<\/p>\n<p><strong>Par exemple , \u00e0 <a href=\"https:\/\/fr.isra.land\/projets\/cottage-a-vendre-a-netanya\/\" target=\"_blank\" rel=\"noopener\">Netanya<\/a> entre 2015 et 2019 le prix du terrain constructible a tripl\u00e9 , cet investissement ne comporte aucun risque , ni inconnus lors de la transaction.<\/strong><\/p>\n<p>Pour conna\u00eetre toutes nos offres et opportunit\u00e9s d&#8217;investissements rentables en Isra\u00ebl, Israland <a href=\"https:\/\/fr.isra.land\/get-quote\/\">cliquez-ici<\/a><\/p>\n","protected":false},"excerpt":{"rendered":"<p>Que va devenir le terrain de l&#8217;ancien a\u00e9roport de Sde Dov ?
