Entre ces p\u00f4les, les terres, les lotissements en devenir, les champs et les vergers se succ\u00e8dent, formant une trame fascinante d&#8217;opportunit\u00e9s fonci\u00e8res.<\/span><\/span><\/p>\n<h2 class=\"western\" style=\"text-align: justify;\"><span dir=\"auto\" style=\"vertical-align: inherit;\"><span dir=\"auto\" style=\"vertical-align: inherit;\">Cap sur Givat Ada<\/span><\/span><\/h2>\n<p style=\"text-align: justify;\"><span dir=\"auto\" style=\"vertical-align: inherit;\"><span dir=\"auto\" style=\"vertical-align: inherit;\">\u00c0 Givat Ada, \u00e0 la lisi\u00e8re nord-est de la r\u00e9gion, les grands espaces agricoles se vendent au prix de la promesse. 16 000 m\u00b2 y sont propos\u00e9s \u00e0 l&#8217;achat pour qui sait attendre : le terrain, aujourd&#8217;hui d\u00e9di\u00e9 \u00e0 la vigne ou au loisir, murmure d\u00e9j\u00e0 l&#8217;avenir. On parle de r\u00e9affectation, de plans directeurs en gestation. Ceux qui ach\u00e8tent ici n&#8217;ach\u00e8tent pas un usage, mais une possibilit\u00e9. Le march\u00e9 le sait : chaque dunam s&#8217;\u00e9change autour de 330 000 shekels. Le r\u00eave est cher, mais le r\u00eave est l\u00e0.<\/span><\/span><\/p>\n<h2 class=\"western\" style=\"text-align: justify;\"><span dir=\"auto\" style=\"vertical-align: inherit;\"><span dir=\"auto\" style=\"vertical-align: inherit;\">Au c\u0153ur de Sharon, le pari modeste de Hadera<\/span><\/span><\/h2>\n<p style=\"text-align: justify;\"><span dir=\"auto\" style=\"vertical-align: inherit;\"><span dir=\"auto\" style=\"vertical-align: inherit;\">Plus au sud, dans les faubourgs de Hadera, des parcelles plus modestes, comme celle de Mul HaPardes, se pr\u00e9sentent \u00e0 des prix accessibles. 250 m\u00b2 pour moins de 170 000 shekels. Ici, c&#8217;est une autre strat\u00e9gie : mettre \u00e0 jour la petite \u00e9chelle, attendre les permis, b\u00e9n\u00e9ficier de la dynamique d&#8217;une ville qui s&#8217;ouvre \u00e0 la technologie et au renouvellement urbain.<\/span><\/span><\/p>\n<h2 class=\"western\" style=\"text-align: justify;\"><span dir=\"auto\" style=\"vertical-align: inherit;\"><span dir=\"auto\" style=\"vertical-align: inherit;\">La tension urbaine Ra&#8217;anana \u2013 Kfar Saba<\/span><\/span><\/h2>\n<p style=\"text-align: justify;\"><span dir=\"auto\" style=\"vertical-align: inherit;\"><span dir=\"auto\" style=\"vertical-align: inherit;\"><iframe title=\"Kfar Saba and Raanana\" src=\"https:\/\/www.youtube.com\/embed\/iuGDB1w-nS8\" width=\"1521\" height=\"534\" frameborder=\"0\" allowfullscreen=\"allowfullscreen\"><\/iframe>Mais c&#8217;est entre Ra&#8217;anana et Kfar Saba que le Sharon r\u00e9v\u00e8le toute sa tension. L\u00e0, aux abords de Gan Haim, un terrain agricole de 24 263 m\u00b2 attend preneur. Il est vaste, bien situ\u00e9, mais sa nature reste encore fig\u00e9e dans le droit agricole. Pourtant, \u00e0 voir la croissance des lotissements tout proches, nul doute que cette frange urbaine soit en train de basculer. La demande y est forte, les plans municipaux changent, les promoteurs rongent.<\/span><\/span><\/p>\n<h2 class=\"western\" style=\"text-align: justify;\"><span dir=\"auto\" style=\"vertical-align: inherit;\"><span dir=\"auto\" style=\"vertical-align: inherit;\">Les perles r\u00e9sidentielles de Beit Yehoshua et Basra<\/span><\/span><\/h2>\n<p style=\"text-align: justify;\"><span dir=\"auto\" style=\"vertical-align: inherit;\"><span dir=\"auto\" style=\"vertical-align: inherit;\">Pour exemple, \u00e0 Beit Yehoshua, un terrain de 500 m\u00b2 avec une vieille maison promise \u00e0 la d\u00e9molition s&#8217;affiche \u00e0 pr\u00e8s de neuf millions de shekels. Ici, la maison existe, mais elle attend un nouveau souffle. En l&#8217;occurrence, ces deux villages incarnent une tendance lourde du Sharon : celle de la re-densification douce, \u00e0 l&#8217;int\u00e9rieur m\u00eame des espaces d\u00e9j\u00e0 construits.<\/span><\/span><\/p>\n<h2 class=\"western\" style=\"text-align: justify;\"><span dir=\"auto\" style=\"vertical-align: inherit;\"><span dir=\"auto\" style=\"vertical-align: inherit;\">Arsuf ou le pari du littoral<\/span><\/span><\/h2>\n<p style=\"text-align: justify;\"><span dir=\"auto\" style=\"vertical-align: inherit;\"><span dir=\"auto\" style=\"vertical-align: inherit;\">Plus audacieux encore, le pari d&#8217;Arsuf. Nich\u00e9 entre mer et falaise, ce petit territoire agricole propose 10 500 m\u00b2 avec vue panoramique sur la M\u00e9diterran\u00e9e. Et ce, pour un prix presque modeste au regard de son potentiel : 2,3 millions de shekels. L&#8217;usage agricole est encore l\u00e0, mais chacun envoie que le vent tourne. Peut-on construire un jour face \u00e0 la mer, dans un cadre aussi pr\u00e9serv\u00e9 ?<\/span><\/span><\/p>\n<h2 class=\"western\" style=\"text-align: justify;\"><span dir=\"auto\" style=\"vertical-align: inherit;\"><span dir=\"auto\" style=\"vertical-align: inherit;\">Le Sharon majestueux<\/span><\/span><\/h2>\n<p style=\"text-align: justify;\"><span dir=\"auto\" style=\"vertical-align: inherit;\"><span dir=\"auto\" style=\"vertical-align: inherit;\">Enfin, le Sharon sait aussi se faire majestueux.
